House Extension, Herts. Extension: 43 m2 / Total House Area: 152 m2.
Grotty side alley with neighbour built against asymmetric boundary.
Side and rear extension to create extra living areas, making maximum use of limited site. Boundary asymmetrically aligned requiring an unusual solution.
Sketch scheme with [part] two storey vaulted side extension.
The design of the extension is typically ‘fine grained’ and results from the specific constraints of the site – the planning guidance restrictions and technical and performance constraints of marrying together existing & new construction.I was employed to explore the potential of the site through sketch designs and secure planning and building regulation approvals. Following on I provided construction drawings for a third party builder being employed directly by my client. I had no involvement on site.

Construction GA drawings – very basically a flat roof ‘apron’ enclosing all available space around the house, with a pitched roof ‘abutment’ against existing walls. The extension doubled the size of downstairs living accommodation. Lots of roof glazing [Velux windows & a bespoke roof lantern] to naturally light interiors and provide passive solar gains. Good amounts of insulation in floor [250mm] and roof [300mm] [external walls 100mm + aerated insulating concrete block] to minimise heat losses & energy demand.
Not the prettiest building ever produced but representative of squeezing every last drop from a site disadvantaged with serious development constraints.
